Where New York is different, and why that is good for you
New York is an attorney customary state. Residential purchase closings here are run by attorneys, and a signing agent does not replace that. Reverse mortgage closings in New York require an attorney present.
Where a signing agent earns their fee in this market is refinances, home equity lines, loan modifications, seller packages, entity signings, and any transaction where the borrower is in New York City and the property or the lender is somewhere else. We know exactly which side of that line we are on, and we will tell you before we accept an assignment rather than after.

Each fee covers travel, document handling and the signing appointment itself. New York notarial acts are billed within that at the statutory $2 per signature, as required by Executive Law § 136.
After 6:30 pm add $35. After 9:00 pm add $60 instead of the evening fee. Weekends and holidays add $25. Assignments outside the five boroughs are quoted before you book, never after.
Who you are hiring
What a signing agent does not do
Worth stating plainly, because it is what a compliant partner sounds like. We present the documents, identify the signers, witness the signatures and complete the notarial certificates. We do not explain what a document means, advise a borrower on whether to sign, quote terms, or provide legal advice of any kind. Those are for the lender, the title company and counsel. A signing agent who offers to do otherwise is a liability on your file.
